What are measurement services?

Home measurement services are just what they sound like: An appraiser measures the dimensions and area of a property, then draws a basic or highly detailed floorplan based on your needs. The appraiser's report and floorplan is a form that can be used to prove the accurate Gross Living Area (GLA), the total livable area, of your home. These services are helpful and often essential when challenging property taxes or selling a property.

How do measurement services work?

During a home measurement service, an appraiser measures the home with a measuring tool — either a tape measure or laser measuring device. As they tour the property, they make note of the layout of the rooms and other features, like closets, patios, and fireplaces. They might sketch the property. Then, the appraiser writes up a report and detailed sketch showing the total square footage of the home and the general layout. The finished product is a document that can be used to prove certain details about your property — like the Gross Living Area (GLA) — on tax documents, home listings, and more.

When is a home measurement or floorplan service needed?

Challenging property taxes

Tax records frequently reflect inaccurate area of a property because the values can come from several sources, and sometimes go unproven — which means you may be taxed for more square footage than you own! Unless an appraiser has executed a recent valuation or home measurement service on your property (after any renovation that may have affected square footage), you'll need one to perform a measurement service before attempting to dispute your taxes. An appraiser assesses the accurate Gross Living Area (GLA) of your property so your taxes can reflect your actual square footage — and you can stop overpaying.

Selling a home or property

A measurement service will ensure that you're paid a fair price for your house. Square footage is one of the biggest elements potential buyers look for when purchasing a home — but since square footage values are often estimated rather than accurately measured, your property listing might reflect less Gross Living Area (GLA) than it can take credit for. An inaccurate GLA could potentially reduce the selling price of the home as well as the number of potential buyers. The only reliable method of using a definitive GLA when listing your property is to refer to a recent appraisal or measurement service completed by an appraiser (after any renovation that might have affected square footage).

Material for real estate agents

To make sure that your client's property sells at a price that properly reflects market value, we advise requesting a measurement of the property. Clients, and potential buyers, will appreciate your thoroughness, and you can rest assured knowing the GLA on your client's listing is a true representation of their home. A measurement can also be a wonderful marketing tactic for getting potential buyers interested since they can review the layout and attributes of the house before and after touring.
